Should You Pay Off Your Mortgage Early?

If you are a home owner and you've applied for a mortgage, there is always the discussion of the option of being able to pay off your mortaged early. In the back of one's mind, there is the ideal situation wherein one could come into some money, and that one's mortage should allow for one to pay some of it off. But if one does get some money, should he/she be paying off the part of the mortgage?

The reality is, when one gets into that situation, there is often a lot more things that need to be taken cared of, before the mortage is thought of. This then leads to a specific amount where after some urgent bills are paid off, the mortgage is given focus. This amount could be different for everybody.

If one does reach this amount, then this is where the mathematics of one's mortage should be completely understood. Two factors affect every mortgage: the rate of interest and the term. How much money one has to pay for having the mortgage; and for how long one has to keep paying.

If this is completely understood, then the importance of paying off the mortgage early should also be completely understood. If a certain amount is put in towards the mortgage, this additional amount goes directly to the principal of the loan.

This means that on the next regular mortgage payment, the interest paid is a little less. If the mortage is fixed, a lot more of the money goes to the principal. Remembering that the interest is dependent on the amount of the the principal still to be paid, the interest payment is then less.

If additional payments toward the prinicipal is regularly done, then all of the interest payment required will be completed early too. The term could also be quickly shortened, which means getting off the mortgage early. In the meantime, equity on the property is increased which could prove valuable if it is sold.
